Most agents who sell short-term rental property have never run one. They can pull comps and forward you a spreadsheet. They can't tell you what happens when a smart lock fails at 11pm on a Saturday, or which building's HOA will quietly make your business model illegal a year after closing.
We've been operating short-term rentals on O'ahu for four years. We currently manage 18 properties for owner-clients. When we walk a property with you, we're evaluating it the way we'd evaluate it for our own management portfolio — because in many cases, that's exactly what happens next.
The two mistakes we see most
Buying off someone else's numbers. Projection tools and listing pro formas are built to make a deal look good. They tend to assume year-round occupancy, understate turnover cost, and leave out the line items that actually decide whether a property works — permitting, HOA restrictions, insurance, furnishing, seasonal swings, and what it truly costs to keep a place guest-ready.
We'll go through the real cost structure with you before you write an offer. Sometimes that means walking you away from a property. We'd rather lose a commission than manage a bad asset.
Falling for the content. There's a large industry selling the idea that short-term rental investing is passive. It isn't. Operating well is the difference between a property that performs and one that doesn't, and most of the people teaching it online have never done it at scale.
