What Does Short-Term Rental Management Cost on Oʻahu?

If you own a rental on Oʻahu and you've asked three management companies what they charge, you've probably gotten three answers that can't be compared to each other. One quotes a percentage. One quotes a percentage plus a setup fee. One says "it depends." None of them tell you what's actually coming out of your monthly statement.

Here's how to read a management quote, and what the real cost of ownership looks like on the west side.

The management fee is the smallest part of the conversation

Most Oʻahu short-term rental managers charge somewhere between 15% and 25% of rental revenue. That range is wide enough to be almost meaningless on its own, because the number only matters alongside two other questions: what's included, and what gets billed separately.

Two managers at 18% can produce very different monthly statements. The one who charges separately for listing photography, software subscriptions, a setup fee, and a markup on every maintenance invoice is more expensive than the one at 22% who doesn't. Ask for a sample statement — a real one, with the numbers blacked out if necessary. It tells you more than the percentage does.

The fees a guest pays are not the fees you pay

This is where most owners get confused, and it's worth separating clearly.

The management fee comes out of rental revenue and is yours. It covers listing management, pricing, guest communication, and accounting.

The cleaning fee is charged to the guest and paid to whoever does the cleaning. It's not owner revenue and it's not management revenue — it's a pass-through for turnovers, linens, and labor.

A property services fee, where a manager charges one, is also charged to the guest. It funds the operational standard the manager maintains across the portfolio — mid-stay support, proactive maintenance response, concierge-level guest service.

When you're comparing quotes, make sure you're comparing owner-side costs to owner-side costs. A manager who charges the guest more isn't charging you more.

The costs that surprise people

Taxes. Hawaii short-term rentals are subject to general excise tax, transient accommodations tax, and county surcharges. Who files these — you or your manager — is a real question with real consequences, and different managers handle it differently. Get it in writing.

Maintenance markups. Some managers add a percentage to every contractor invoice. On a property that needs real work, that adds up faster than a two-point difference in management fee.

Licensing on repairs. In Hawaii, hiring an unlicensed contractor for work over a certain threshold isn't just risky, it's illegal. A manager who verifies contractor licensing costs slightly more per job and saves you from a problem that can't be undone.

Vacancy. The cheapest manager who books your property 55% of the year costs you far more than the expensive one who books it 80%. Occupancy and average nightly rate matter more than the fee percentage, and they're the two numbers most owners never ask about.

What to ask before you sign

  • Can I see a sample owner statement?

  • What's billed to me outside the management fee?

  • Who files GET and TAT, and whose account are they filed under?

  • Do you mark up maintenance invoices?

  • What was your occupancy and average nightly rate on comparable properties last year?

  • What happens if I want to leave?

That last question tells you the most. A manager confident in their performance doesn't need a long lock-in to keep you.

The honest answer

For a west-side Oʻahu property, expect a management fee in the high teens as a percentage of rental revenue, with cleaning charged to the guest and taxes handled one of several ways depending on your manager. What you should actually compare is net deposit to your account, month over month, after everything.
